Luxury & custom builds

A custom home deserves an advocate at the table

Building custom is nothing like buying resale — or even production new construction. The contract comes before the design. The decisions number in the hundreds. And every one of them is negotiated with a builder whose team does this every day.

Alex has personally guided more than ten custom builds from lot selection through final walkthrough — including two with Drees Custom Homes and three with Southgate Homes, plus a Terrata Homes build walked twice a month for over a year. Deliberately few at a time: a custom build takes a year or more of attention, and we don't stack clients we can't serve.

Where we earn it on a custom build

Before contract

Lot & community strategy

Lot premiums, orientation, drainage, sightlines, what's being built behind you next year — the things that decide resale value a decade out, settled before you sign anything.

The contract

Terms negotiated before the romance

Custom-build contracts are written by the builder's attorneys. Deposit structure, allowances, change-order terms, build timeline penalties — we negotiate while you still have leverage: before you've fallen in love with the renderings.

The build

A year of oversight

Selections pacing, allowance tracking, independent inspections at the milestones that matter, and a written paper trail on every commitment. You get a weekly picture of where things stand — the 3-Hour Response Guarantee doesn't pause for construction. (*Guarantee applies to signed clients under an active agreement.)

The straight answer

Including "don't"

Which upgrades hold value at resale and which are pure margin. When an allowance is set up to disappoint you. Whether that lot premium is worth it. We'll say it plainly — it's in the Promise.
