New construction — with your own expert in the room

That friendly builder's sales rep? They're excellent at their job. Their job is to represent the builder.

Walk into a model home without your own agent and you're negotiating against a professional with nobody in your corner — on price, lot premiums, upgrades, incentives, and contract terms written by the builder's attorneys. Here's what most buyers don't know: having Alex represent you costs you nothing. The builder pays the commission — and it doesn't come off your discount.

What we do that the sales office won't

Negotiate the incentives they don't advertise

Rate buydowns, closing costs, design-center credits, lot premium reductions — builders flex far more than the flyer says, especially at quarter-end. We know each builder's pressure points because we're in these communities every week.

Tell you which builders to walk away from

We track build quality, warranty responsiveness, and resale performance by builder and by community. The sales office will never hand you that list. We will — it's the Straight Answer Promise.

Protect you at the design center

Where budgets go to die. We'll tell you which upgrades return at resale and which are pure margin for the builder.

Manage the build itself

Pre-drywall and final walkthroughs, independent inspections (yes, new homes need them), and a paper trail on every promised fix.

Common questions

Does a buyer's agent cost me anything on a new build?

No. The builder pays the commission, and it doesn't reduce your discount or incentives. You get a negotiator for free.

Do new construction homes really need an inspection?

Yes — independent inspections at pre-drywall and final catch what municipal inspections miss. We arrange them and hold the builder to every fix in writing.

Which Collin County communities do you work?

McKinney, Allen, Plano, Frisco, Prosper and surrounding markets — including the major master-planned communities. Ask us about any specific community and you'll get a straight read, including the downsides.
